Good to see continued development and apparent confidence in Durham despite the continued historic low of new home starts in the US, the recent drop in homebuilder confidence in June, amidst the rest of ongoing economic uncertainty (my Fortune 500 employer actually just implemented a hiring freeze). Hopefully none of these will get the kibosh put on them.

Any word on the cost of the units in the Vega? I assume they're going to be pretty pricey since they are basically on top of Durham Central Park. Seems like it'll be a great place to live/work.

It is good to see the continued development. It is difficult to predict the future and more difficult still to predict it across different markets, but here's hoping that Durham has the momentum to weather the next downturn (it at least FEELS like it does).

No word on price of units in the Vega that I have been able to find yet, but I agree - it will likely be pricey!

I saw the Elliott Square townhomes on Zillow a couple weeks ago. It is 37 units with most being 3 bed / 3 bath. That looks to be a much bigger project than I first thought. Really interesting for that area.

Any details on who is selling the Orchard Park townhouses?  I'm surprised that there is nothing online about them besides this post.

So the developer is "Qubic LLC" and the owner is "Aland Corporation".

Essentially, I don't think it is a developer who has a ton of projects in the area. Since there are so few units, I have no idea if they have been pre-sold through direct connections or if they will be advertised as they get closer to completion.

So I reached out to a real estate agent to see the interiors of the Orchard Park properties.  I'm really thankful to have been given a first-hand look.  There are 2 layouts one for 2600 sq ft and the other for 3200 sq ft - these properties are large.  All have 2-car + garages and some sort of office/Airbnb/studio apartment space on the first floor facing the street side of the property (garage to the back).  Both will come with a kitchenette (at least I didn't hear that would be an upgrade). and a full bath attached.  There was lots of storage room too.  The second floor - or main residence entry up the steps - is the living room/dining room/kitchen combo. There are large windows to the front and the back of the property (although the back ones are fixed, so you can't open them). There are high-end appliances and finishes throughout, including a gas fireplace and built-in cabinets.  The space feels smart and thoughtful.  Property Bros would be happy with this open concept! The ceilings are HIGH - 10 ft - which makes the space feel even larger. The larger unit has a second row of cabinets. Each has a powder room. On up to the third floor - the bedroom floor.  The smaller unit only has 2 bedrooms and the larger 3.  Both have MBR en suites.  The finishes are nice, modern, and the showers are large.  I don't recall seeing a bathtub anywhere, so if you have small kids or really like to get your soak on, it might be an upgrade option.  The rooms are large enough and there is ample closet space. The smaller unit did not have a linen closet at all, so one of the bedroom closets will need to handle your overflow.  The fourth floor is your roof-top deck with a full outside kitchen. The kitchen has a propane grill, sink, mini fridge, storage and an cooler space to fill with ice for keeping the wine and beer cold. The deck has teak tiles to keep you off the actual roof and the railing is made of glass so you don't have any impediments to seeing the skyline or the ATT. Lots of electric outlets and some storage in the top room for your cushions and umbrella(s). Pergolas cannot be attached to the structure without going to the city to ask for a variance. To navigate all of these levels, an elevator can be installed for an additional $30,000 (otherwise that becomes closet space on each level where the elevator would be).  The owner has not finalized a price but thought it would be somewhere near $300/sq ft (thank you City Port for pushing the comps up to over $500/sq ft!). The plan is to open the first two units for looky-loos to purchase the remaining units which will be built out to owner-spec based on some already decided design options. One of the units is very modern with a mid-century nod and the other is more traditional with a modern feel. The other design choices are likely very similar. If memory serves, there were hardwood floors throughout both with tile in the baths.  These units were painted, but not sure if new owners can choose their own colors of interior paint.  They really are spectacular properties. They will probably sell quickly.

Thanks for the description.

As these have been built out, I have been really impressed, just be the exteriors. They are really nice buildings. The location, while close to downtown, doesn't seem congruent with the price level (although I do think that the area will transform given its location).

But based on your description, they sound even more impressive on the inside.
