There's always the possibility it could move.  But its in a pretty good location now, and has been there for as long as I can remember.  The Whole Foods on Broad St shows about about 27k sq ft. So the ATC2 location is just a bit smaller.

Another thought I had was something along the lines of Aldi, but those are about the same size as Trader Joes.  Maybe another Fresh Market?  The mini Target in Chapel Hill is 21k sq ft. So that fits the size as well. Just throwing ideas out there.

Or do any  of the other major chains offer more compact urban designed stores?

Some people seem to think that Ram Realty is going to redevelop that Broad St site with a new Whole Foods as the anchor. Would make a lot of sense and would hopefully incorporate a better parking setup and more effective use of a pretty large site. Hard to see them shutting down the location on Broad completely with the proximity to Duke and the surrounding nicer neighborhoods (Trinity Park, Watts-Hillandale).

I think the ATC West expansion will ultimately have some accessibility challenges. It’s right off 147 but not really set up for high volume ingress/egress. I’m curious to see how that will play out once it’s operating at full capacity.

I actually think one of those small format Targets would be super useful there for the downtown residents. I know people are really adamant about a grocery store but that would bring a lot more to the table.

Passed the site last week and noticed a sign that said "heavy timber office buildings."

Not sure if this was news or not, but it's nice to see mass timber building appearing in our market.

—Seems like a food hall is planned for the ground floor of one of the office buildings. Not really sure we need two in Durham but likely will be popular with people working in ATC and coming for a movie or whatever.
—Didn’t realize there were townhomes along Willard as part of the residential. Bet the price point will be bonkers.
—Roughly 17k square foot performance theater. We definitely need more activities of the non eating and drinking variety so I look forward to hearing more about this.
—This is the first mention I’ve seen of specific details for the “future phase” office tower. 10 stories on top of a 7 story parking podium. Wondering if that means this portion of the project will happen sooner than later.

That design is from September 2019, while the one with a grocer that elevatoroperator posted is from May 2021. They don't explicitly mention a grocer on the website you shared but that's a pretty barebones project description so I would assume the grocer is still part of the plan. I hope it is at least...

Really hope they reconsider the street parking in their headline image. So much wasted potential for a statistically irrelevant increase in parking. Keep parking in the parking garage so there's more pedestrian and bike space.

Good point. Which now that I think about it, its something I don't like about North Hills. Consolidating the parking into the decks and removing from the street would hopefully make it less hectic to drive through and a safer experience to cross on foot.

Well they had some fencing up around the University Ford building this morning when I drove by on 147 so maybe we will see something actually start to happen here.
