Sprunt/Lasalle Housing

pigah
I found out about this in the most recent WHH newsletter.  There are supposed to be 400 units at the corner of Lasalle and Sprunt (behind the Sheetz) .  Does anyone know more?

Interesting - I don't see anything officially submitted through the City yet. Word must have gotten out very early on this one.

This is pretty exciting to see.

The only thing I see wrong with this is that they are not taking the entire block - the Motel 6, the Days Inn, the AutoZone, The Exxon, the mini storage at the foot of the hill. It's all poorly done, 60's-70's era urban sprawl.  Leave the Sheetz and level the rest.

Choosing to read "Leave the Sheetz" like Clemenza saying "take the cannoli" in The Godfather.

In the neighborhood meeting, the presenters said the developer is the same company (Trinsic Residential) that's building Aura Chapel Hill and that this project would be a similar design. It will be apartments only - not condos for sale - and will not be student oriented.  They plan to take advantage of a density bonus for low income housing by reserving 10% of the units at 60% AGI (adjusted gross income) for 30 years. The site is already 90%+ impervious surface and will be less with the new development but they were not sure how much less.

Thanks for the update. Looks like that group is also doing the large new project on Mangum as well.

Here is a link to the zoning change permit.  No documents are publicly available: https://ldo4.durhamnc.gov/DurhamWeb/Search/ApplicationSearchResultDetail?applicationPartOid=A0000DDQOT

FYI - the city has a new way to request documents. As far as I can find, it is.... not great. I can't actually get it to submit a request. Clearly others have, so maybe it is a compatibility problem, but I liked the old way where documents were included in the LDO website.

Oh, thanks, that's a bummer they're not on the LDO site.
