There is a proposed a development called Latta Park for the corner of Guess Road and Latta Road in northern Durham.

A previous proposal for the same site in 2017 that would have brought Durham its first Publix was shot down by neighborhood opposition.
Neighbors are predictably up in arms over this proposal too, but there also appears to be support as well.
This is the sort of density needed to help meet housing demand in Durham.
