This seems relevant (and disappointing given the point of your post): 68 units on 4 acres within easy walking distance of downtown.

I just looked and this is JUST outside of the design district, so yeah, this density at 17/acre is not far off from the max they could hope to do.

I think you are spot on about allowing - and even requiring - greater density.

90,000 people will be moving to Durham in the next 20 years. That's roughly 40,000 housing units that will be needed. 2,000 a year. There's not enough land to keep building single family homes on 1/3 or 1/4 acre lots. We need transit-friendly development and inclusive zoning to have any chance for that housing to be affordable for public servants - the people we depend on to keep our city and schools running.
