Has anyone heard word on what's the plan for 109 N. Gregson St? Looks like they are currently adding a second floor but keeping the original first floor structure. I can't seem to find any news about the development online.

Apartments on the second floor, retail on the first floor. Was going to be an outdoor store or some kind. Not sure if that’s still the plan.

A 91-year-old commercial building in downtown Durham's Brightleaf District may soon find new life as a contemporary mixed-use development.

The developer, Durham-based Linton Holdings LLC, filed plans in Durham this month for The Firefly, calling for a 2-story mixed-use retail and residential development to be built out of an existing single-story retail building. Filings with the city initially named the project The Huckleberry, but that has since changed.

The property is situated on 0.17 acres across three parcels at 115 N. Gregson St. next to Maverick's Smokehouse & Taproom. Linton Holdings bought the land for $975,000 in February.

Linton Holdings is owned and operated by Sonya and Kit Linton and addressed to The Law Office of Sonya Linton in Durham, according to financial records with the state.

Plans for the project call for renovations and additions to the existing structure, which was built in 1930 and currently features 3,110 square feet of space. The project would add 886 square feet on the ground floor, bringing the first floor total to 3,996 square feet, and add a second floor featuring four apartments.

Site plans with the city show space for a cafe and retail space on the first floor. Elevations show room for a mural on the outer wall with what appears to be the shape of an octopus outlined in a sketch.

The architect on the project is Linton Architects of Durham.

Very cool. Thanks for the info! I'm surprised they can fit 4 units on the second floor. The project seems like a great use of space on an existing under utilized building.

edit: it seems odd to me they are using the 115 N. Gregson address. Wasn't Another Thyme's address 109?
