Building more single family housing in what is essentially downtown doesn’t square well with the sustainability angle their marketing is going for. Sounds like an improvement over what came before it but given how finite a resource walkable and transit-accessible neighborhoods are in Durham, multi-family housing would have been more appropriate.

Hi Tom,

I definitely hear what you are saying and in theory agree. When I was approached about this guest post, I had the same reservations. But ultimately, incremental steps are important. On this specific site, I would rather have these 9 new SFH units as opposed to no change whatsoever.

And just looking around, there is a ton of SFH units in the neighborhood. It's hard to get mad at every single one of those properties for not instantly changing. Incremental density with a variety of forms (including some SFHs that have create more density than before), I think is a good thing.

Is it perfect? No - but there are certainly aspects of Durham that are a whole lot worse and it feels like this is a net positive to me.
