Claims to have the first "built-in" bus stop in the Triangle, in that the building itself will create the bus shelter.

You can see the affordable housing across the street fully built-out... it's striking how much space is used for surface parking. If it's modeled accurately, those drive aisles are insanely wide... They could've made the parking layout more efficient and created some green space in the remainder, or drastically increased the number of units on that lot. As you move to the right of the image, I'd take the accuracy with a massive grain of salt... unclear whether those are actual building designs or placeholders. The long gray and green building at the top right corner is the currently under construction Maizon on E Main, which looks nothing like how it is is shown in this view.

DSA is moving, and not everyone is happy. I get that for sure. But what could happen next?
<br/><br/>I remember seeing some vague discussion in articles and such about the current DSA campus being used for DPS admin functionality or whatever, but with the ongoing cost discussion and announcement that the new DSA will be at another site, is it possible for DPS to simply sell the current DSA building and lot(s?) to make up some of the reno cost increases for other schools that will now not get the bond money?
<br/><br/>I don't remember how much the bond was, but it makes sense that we won't be getting as much for our dollars now. To me, it seems like DPS could let go of a great downtown location (maybe even with stipulations for 30% AMI housing) and then use the money at the other schools that won't be getting renovated now. I know there will be a fight to keep the current historic building, but imo, I would be completely okay with sacrificing it to improve conditions at schools that need it.

I was poking around a bit this morning and noticed that Northwood has quietly acquired additional property surrounding the main Northgate Mall footprint in Q2 of this year. Most notably they bought the “Shops at Northgate” strip mall there with the Planet Fitness and Sky Zone trampoline park for $13.2MM. They also bought the service center location right there at the entrance to the mall for a nominal amount. The only piece they don’t own remains the Macy’s building that Duke bought out. The pattern of acquisitions here continues to suggest the potential for a substantial redevelopment project that would likely involve multiple phases. All told they own ~57 acres and have spent ~$55MM on the land purchase alone (plus whatever they spent buying out the debt to force the sale originally).
<br/><br/>So, any thoughts on this? Speculation welcome! I’m particularly interested on a personal level since I live close by and the mall area is sort of a drain on that part of the city so this presumably could be a major shot in the arm assuming something goes forward. Would make a lot of sense given the large footprint, location directly off 85, straight shot down Gregson to the heart of downtown, opportunity to approach from a blank slate, etc.

Came across an interesting development request filed on July 1 and titled “Brightleaf - Block A” with the following description:

<br/><br/>Oddly, it was grouped in with the various requests for the 400 W Main/Novus project on the Durham Maps site. I’m assuming that’s an error given the “Brightleaf” naming convention. So could this be the next phase for Asana’s vision? Austin Lawrence-related entity does also own a corner of that site where the gas explosion occurred but it wouldn’t seem to be big enough to accommodate this plan. Whatever the story it sounds like a pretty sizable project.

Looks like Trinsic is going to do another development on Mangum at the site of the Public Hardware building with 220 units. They are really making a big investment in Durham between their other development on Mangum, the recently proposed Aura Green Hill on Hillsborough and this.

The interviews for the former Police HQ Site were last week; <a href="https://durhamnc.gov/3195/Future-of-the-Former-Police-Headquarters" target="_top" rel="nofollow" link="external">RFP responses are online.
<br/></a><br/><br/>From what I heard, HM Partners did not interview, so it's just between Akridge and Fallon's proposals. Akridge's has a stronger site strategy (imo) stemming from them owning the adjacent Mutual Life Tower and the future development that they are planning around the tower. So their proposal focuses on creating a cohesive district that's holistically designed and stitches the two blocks together.
<br/><br/>Fallon's keeps the Police HQ building, and in my view, is currently more architecturally refined. I think each proposal has its own benefits, and I wouldn't get too hung up on the renderings. This is the predesign phase, so the architects haven't really studied the building designs yet. It's more about the site and development strategy, and both are great.

Looks like a developer has bought up the shopping center with Food World just off Roxboro, just south of 147, with a new mixed use life sciences campus in mind.

This is the site across the street from the old stadium. The Loopnet posting (link below) has said for awhile that a new office building will be developed on the site. It looks like something is actually going to have now as a development request has been submitted with the description “two new mixed-use buildings with a connecting multi-story open air bridge”. Anyone heard anything?

Hopefully I’m not spamming y’all :) I overlooked this one originally because I incorrectly assumed it was the new residential development at the corner of Rigsbee and Corporation (where the Pickleback bar is currently). When I actually looked into it, this is the current site of JR Auto Repair directly next to Fullsteam. The development request filed last month describes the project as 49 residential units with ~2000 square feet of restaurant/retail. This area will be truly unrecognizable in the coming years.

I came across a filing with the city for a project named "Green House Durham" (not be be confused with GeerHouse). It was filed last week and is for the lot across from where Saltbox used to be located. It looks like the development company is Four Points (the same one developing GeerHouse) - not surprising considering they have had signs on the fencing around the lot for the past few weeks. The project description is "mixed use building with residential and commercial."
<br/><br/>Has anyone heard anything about this? Hopefully there is a retail component as well, as that stretch of Mangum has seen a lot of new residential lately without much in the way of retail.

There's a proposal before the Historic Preservation Commission to demolish the building at 216-218 Rigsbee (right next to the new municipal parking garage) and the application includes some preliminary information about what they plan to replace it with: a 12-story high-rise. The parcel is tiny--super skinny and only ..08 acres!--so it will be interesting to see what they ultimately plan to build there. Does anyone else know anything about this project? I'm curious as to what will be happening with the Five Points redevelopment now that the economy is slowing down...I've been eagerly following this construction project ever since I heard that Austin Lawrence had planned to tear down SouthBank. I know in past posts people have speculated that a lot of these projects will be on hold indefinitely. (I emailed Austin Lawrence actually asking them about it but I doubt they'll be able to give me a clear answer due to legal reasons....)

<br/><br/>I'm hoping more informed folks can explain this a bit, but how do folks determine when to tear down a home and build a new one? I get that the answer is situational to some degree, e.g., a smaller home for a bigger one, and that the decision depends on many variables.
<br/><br/>I started thinking about this when I saw on my neighborhood listserv that a duplex is being torn down. From my outsider/neighbor perspective, the existing structure looks like a perfectly fine building that just might need some love. So, my curiosity as to the (possible) logic behind the decision to tear down a seemingly adequate structure in a popular residential area has led me here.
<br/><br/>An obvious answer is of course the potential justification to charge more rent due to newer amenities and increased density, but could there be more to it? When do maintenance costs justify a complete teardown? Are teardowns less expensive than I assume?

I'd be interested to hear everyone's reactions to the DHA update to the council last night, particularly the presentation on the downtown developments that starts at 54:00: <a href="https://www.youtube.com/watch?v=9l5ydipHa9o&t=4157s" target="_top" rel="nofollow" link="external">https://www.youtube.com/watch?v=9l5ydipHa9o&t=4157s</a><br/><br/>I'm not surprised to learn that inflation is putting pressure on construction costs and I have to admit this all makes me pessimistic about whether all (or any of those that haven't yet broken ground) of the projects will be completed, much less completed in the maximalist forms that proposal have put forward. It looks like the developers are well below benchmarks on % of affordable units. The good news is they're hitting the benchmarks in terms of absolute number of units for 30% AMI and 30-60% AMI. The bad news is they're nowhere near close to % and there's a 300 unit deficit for 80% AMI. The politics of this are so tricky that I'm concerned they're not going to be able to find a developer that can profitably redevelop the sites with the number (and percentage) of below market rate units that will be required to pass political muster.

Apologies if this has been posted elsewhere, but it looks like a permit has been issued for the demolition of 119 Orange St. I don't think I've heard of anything going on around here, so this seems like a bit of a surprise. I wouldn't say it is an architectural gem, but, according to Open Durham, this is a 100 year old building. No idea what might be coming next.

The VA announced long term plans to move the VAMC to a more central "Raleigh-Durham" site and keep a large Durham VA outpatient clinic. Does anyone know what the story is with the "Jackson Street Condos" project at Jackson and Gregson? Lorient seems to have purchased three contiguous lots there in July of 2021. They are teasing a future 56-unit luxury apartment/condo project on their website called Palace Residence II, but the renderings don't really match up to the spot. Obviously, whatever they are planning is still very preliminary, but I'm curious about what they're up to there.
