Claims to have the first "built-in" bus stop in the Triangle, in that the building itself will create the bus shelter.
<br/><br/><br/><img src="https://forum.buildingbullcity.com/file/n1403/Screenshot_2024-01-15_113104_copy.jpg" border="0"/><br/><br/>This image is really interesting. You can see the affordable housing across the street fully built-out... it's striking how much space is used for surface parking. If it's modeled accurately, those drive aisles are insanely wide... They could've made the parking layout more efficient and created some green space in the remainder, or drastically increased the number of units on that lot. As you move to the right of the image, I'd take the accuracy with a massive grain of salt... unclear whether those are actual building designs or placeholders. The long gray and green building at the top right corner is the currently under construction Maizon on E Main, which looks nothing like how it is is shown in this view.

DSA is moving, and not everyone is happy. I get that for sure. But what could happen next?
<br/><br/>I remember seeing some vague discussion in articles and such about the current DSA campus being used for DPS admin functionality or whatever, but with the ongoing cost discussion and announcement that the new DSA will be at another site, is it possible for DPS to simply sell the current DSA building and lot(s?) to make up some of the reno cost increases for other schools that will now not get the bond money?
<br/><br/>I don't remember how much the bond was, but it makes sense that we won't be getting as much for our dollars now. To me, it seems like DPS could let go of a great downtown location (maybe even with stipulations for 30% AMI housing) and then use the money at the other schools that won't be getting renovated now. I know there will be a fight to keep the current historic building, but imo, I would be completely okay with sacrificing it to improve conditions at schools that need it.
<br/><br/>Just kind of thinking aloud here and wondering how folks feel about what will be next for the site.

I was poking around a bit this morning and noticed that Northwood has quietly acquired additional property surrounding the main Northgate Mall footprint in Q2 of this year. Most notably they bought the “Shops at Northgate” strip mall there with the Planet Fitness and Sky Zone trampoline park for $13.2MM. They also bought the service center location right there at the entrance to the mall for a nominal amount. The only piece they don’t own remains the Macy’s building that Duke bought out. The pattern of acquisitions here continues to suggest the potential for a substantial redevelopment project that would likely involve multiple phases. All told they own ~57 acres and have spent ~$55MM on the land purchase alone (plus whatever they spent buying out the debt to force the sale originally).
<br/><br/>So, any thoughts on this? Speculation welcome! I’m particularly interested on a personal level since I live close by and the mall area is sort of a drain on that part of the city so this presumably could be a major shot in the arm assuming something goes forward. Would make a lot of sense given the large footprint, location directly off 85, straight shot down Gregson to the heart of downtown, opportunity to approach from a blank slate, etc.

Came across an interesting development request filed on July 1 and titled “Brightleaf - Block A” with the following description:
<br/><br/>“The proposed project will consist of retail and office space with associated parking garage, utilities, culvert rerouting and bus stop. 233,940 SF of habitable area.”
<br/><br/>Oddly, it was grouped in with the various requests for the 400 W Main/Novus project on the Durham Maps site. I’m assuming that’s an error given the “Brightleaf” naming convention. So could this be the next phase for Asana’s vision? Austin Lawrence-related entity does also own a corner of that site where the gas explosion occurred but it wouldn’t seem to be big enough to accommodate this plan. Whatever the story it sounds like a pretty sizable project.

Looks like Trinsic is going to do another development on Mangum at the site of the Public Hardware building with 220 units. They are really making a big investment in Durham between their other development on Mangum, the recently proposed Aura Green Hill on Hillsborough and this.

Noticed this morning that a zoning change request was filed at the end of the year to allow “mixed use including multifamily and commercial”. This is a pretty big site at 11.7 acres. Would be a great infill project IMO.

The interviews for the former Police HQ Site were last week; <a href="https://durhamnc.gov/3195/Future-of-the-Former-Police-Headquarters" target="_top" rel="nofollow" link="external">RFP responses are online.
<br/></a><br/><br/>From what I heard, HM Partners did not interview, so it's just between Akridge and Fallon's proposals. Akridge's has a stronger site strategy (imo) stemming from them owning the adjacent Mutual Life Tower and the future development that they are planning around the tower. So their proposal focuses on creating a cohesive district that's holistically designed and stitches the two blocks together.
<br/><br/>Fallon's keeps the Police HQ building, and in my view, is currently more architecturally refined. I think each proposal has its own benefits, and I wouldn't get too hung up on the renderings. This is the predesign phase, so the architects haven't really studied the building designs yet. It's more about the site and development strategy, and both are great.

Looks like a developer has bought up the shopping center with Food World just off Roxboro, just south of 147, with a new mixed use life sciences campus in mind.

But it's undeniable that this one will deal a blow to what's left of Hayti (which is already <a href="https://indyweek.com/news/ninth-street-journal/fayette-place-development-sparks-criticism-from-hayti-community/" target="_top" rel="nofollow" link="external">reeling from the Fayette Place outcome</a>) and to anyone who shops at Food World and neighboring stores (hard to imagine the new retail shops will serve the same market). I hope (most likely in vain) that there can be some conversation between the developer and the community regarding how this space could remain at least somewhat useful to the community to which it has long belonged. <end moralizing screed here>

Browsing parcels near downtown and noticed a new submission on a <a href="https://maps.durhamnc.gov/?x=35.99203450155089&y=-78.91000949898509&z=2256.994353&r=0&b=4&a=39&u=0&pid=114834&s=default&l=#" target="_top" rel="nofollow" link="external">site</a> that's been subject to a few development cases over the years. This is across the street from the Duke PA center.
<br/>Request calls for a two story 'club building'... whatever that is.
<br/>Anyone know about this location or anything about the developers? Seems like they've been trying to build something there for a while.

This is the site across the street from the old stadium. The Loopnet posting (link below) has said for awhile that a new office building will be developed on the site. It looks like something is actually going to have now as a development request has been submitted with the description “two new mixed-use buildings with a connecting multi-story open air bridge”. Anyone heard anything?

About a year ago a project named Broadway Mews, consisting of 10 townhomes, was approved at <a href="https://maps.durhamnc.gov/?x=36.000674943857824&y=-78.8965587033429&z=1128.4971765&r=0&b=11&a=-1&u=0&pid=104901&s=default&l=#" target="_top" rel="nofollow" link="external">106 Broadway St.</a>
<br/>This January, White Oak Properties, the developers of two other condo units downtown, submitted plans for a 4 story, 33 unit residential building. Interested to see how this one turns out.

Hopefully I’m not spamming y’all :) I overlooked this one originally because I incorrectly assumed it was the new residential development at the corner of Rigsbee and Corporation (where the Pickleback bar is currently). When I actually looked into it, this is the current site of JR Auto Repair directly next to Fullsteam. The development request filed last month describes the project as 49 residential units with ~2000 square feet of restaurant/retail. This area will be truly unrecognizable in the coming years.

I wanted to start a thread discussing Durham's trails and greenways. Compared to Wake County, our system is underdeveloped and lacks connections to many places people live, work, and recreate. The American Tobacco Trail is a North to South gem, but there is minimal connection to points East and West. As someone who has lived both down the 70 corridor and off of 15-501, there is a dearth of walkable trails or routes. I would love to see more connections into (or even toward) downtown from Chapel Hill, from East Durham, and the RDU/70 far east portion of the city/county.
<br/><br/>The two major plans that may or may not happen are:
<br/>-<a href="https://durhamnc.gov/3818/Durham-Rail-Trail" target="_top" rel="nofollow" link="external">Durham Belt Line trail </a><br/>-<a href="https://trianglebikeway.com/" target="_top" rel="nofollow" link="external">Triangle bikeway </a><br/>These are both exciting and needed projects, with numerous hurdles (financial, bridging the gap from ATC to the beltline, or crossing major highways and intersections for the bikeway).
<br/><br/>Even if these are completed, there is still a huge gap in our greenways and trails. I would love to see more of an effort to link schools and parks together with spurs to local neighborhoods, shopping centers and points of interest. This is sorely lacking for anyone who lives outside of downtown or without the ATT in their backyard. Trails and greenways would get more variety of use than bike lanes because they are more pedestrian (and child) friendly.
<br/><br/>Where or how would you like to see our greenways/trails system grow or improve?

There is a limit to how much can be done to move traffic on I-40, both in terms of space and cost. Regional rail would give commuters an option not available today, and would support a much denser development pattern - both housing and jobs - near the proposed stations. With 600,000 people expected to move to the Triangle over the next 20 years, - including 90,000 to Durham - we can't keep spreading out.
<br/><br/>As we saw with light rail, success of the project will depend on cooperation from the NC Railroad, Norfolk Southern, and CSX, and money from state and federal governments. Using the NC Railroad corridor should take interference from Duke out of the mix this time.

Does anyone here have details as to what is happening at the current Stone Bros and Byrd site. The plans I glimpsed looked like some new residential development, but I'm not sure.
<br/>Also, where is the Garden Shop relocating to? Rumor is they will stay in the "neighborhood," but I don't know what that means since that sort of business can't just fit in to any location.
<br/>That's a beloved spot with deep community roots, so any details are appreciated.

I came across a filing with the city for a project named "Green House Durham" (not be be confused with GeerHouse). It was filed last week and is for the lot across from where Saltbox used to be located. It looks like the development company is Four Points (the same one developing GeerHouse) - not surprising considering they have had signs on the fencing around the lot for the past few weeks. The project description is "mixed use building with residential and commercial."
<br/><br/>Has anyone heard anything about this? Hopefully there is a retail component as well, as that stretch of Mangum has seen a lot of new residential lately without much in the way of retail.

There's a proposal before the Historic Preservation Commission to demolish the building at 216-218 Rigsbee (right next to the new municipal parking garage) and the application includes some preliminary information about what they plan to replace it with: a 12-story high-rise. The parcel is tiny--super skinny and only ..08 acres!--so it will be interesting to see what they ultimately plan to build there. Does anyone else know anything about this project? Does anyone know anything about this project? The <a href="https://ldo4.durhamnc.gov/DurhamWeb/Search/RelatedPermitSearchResult?applicationPartOid=A0000DYO75" target="_top" rel="nofollow" link="external">permit site</a> has a description "Conversion of existing 183 motel units into 183 micro-efficiency multi-family apartments."

I found out about this in the most recent <a href="https://www.whhna.org/wp-content/uploads/2021/10/Parade_Sep_2021_FINAL.pdf" target="_top" rel="nofollow" link="external">WHH newsletter.</a> There are supposed to be 400 units at the corner of Lasalle and Sprunt (behind the Sheetz) . Does anyone know more?
